Urban Reserve is a development unique to Dallas and the all of the Southwest. Formed on the principles of modern architecture and low-impact, energy efficient living, Urban Reserve is the vision of Dallas developer Diane Cheatham and her development company, Urban Edge Developers. The site consists of 13 acres in north Dallas and features rolling terrain, two ponds, and hundreds of trees. Fifty modernist homes and home sites make up the project, each featuring its own unique architectural expression.

Since its inception, Urban Reserve has been a magnet for some of the most notable local and national contemporary architects. Architects who have designed homes in the development include: Max Levy, Vince Snyder, Dan Shipley, Russell Buchanan, Lionel Morrison, KieranTimberlake Associates, and many others.

Situated east of Central Expressway and off Forest Lane, Urban Reserve is centrally located and homeowners have easy access to the Dallas Area Rapid Transit light rail system, Dallas North Tollway, and Central Expressway. Additionally, the White Rock Creek Trail runs adjacent to the site.

Urban Reserve is Dallas’ first true low-impact development. Design guidelines encourage sustainable architecture and require that homes be at least 20 percent more energy efficient than current City of Dallas code requirements. Many Urban Reserve homes move on to win LEED Silver, Gold or Platinum certification.

Sustainability, combined with energy efficiency, puts Urban Reserve at the forefront of the next generation of living. Some features include:

  • Front yards and common areas planted with native, low-water-use plants.
  • Rainwater runoff is stored in the development’s two ponds and re-used for irrigation.
  • Rain gardens located along the east side of the street filter rainwater runoff and direct it for storage in one of Urban Reserve’s two ponds. This water is later re-used for irrigation across the development.
  • The west side of the street is planted with drought-tolerant desert willows. Crushed granite takes the place of grass or groundcover on the west side, lowering water dependency.
  • Amount of impervious pavement is limited thanks to a narrower 22-foot-wide street.
  • Streetlights at Urban Reserve reflect light downward, designed to limit the project’s contribution to light pollution.
  • Easy access to DART rail line and White Rock Trail encourages use of alternative means of transportation.
